Excelsior
Yesterday a couple of my associates and I decided to take another look at the Excelsior Condominiums at the Americana. They are advertised as being priced below cost so we thought we should revisit them. The first unit we looked at was listed for over $800,000 and offered 1,700 square feet of living space. The second unit was listed for $2,050,000 with 1,890 square feet of living space, that's over $1,000 a square foot! The only big difference between the two units was location. Below, Lisa and I are pictured in the $2,050,000 unit that over looks the choreographed dancing fountain and shops. All three of us preferred the unit that faced Brand Blvd. because it had a much nicer kitchen and seemed like it would be quieter, not to mention is was less expensive.
The HOA dues are over $800 a month and include, Valet, 5 Star Concierge, Room Service, Club Room, 24 Hour Security, Gym, Pool and Spa area, 2 parking spaces.
As a Glendale native I was never quite convinced that Glendale had the demographics to support this type of housing. According to the sales person at the desk, the complex of 100 units is 50% sold and occupancy should begin in December. I will keep you posted on the other 50%
